Property management
Organized management for residential rental properties.
Kendes handles leasing, maintenance, rent, and reporting through a consistent process, so your property is cared for and you stay informed without running it day to day.

How we manage
The work behind a well-run property.
- Leasing
- We prepare the unit for market, publish the listing, coordinate showings, and screen applicants through TenantCloud using consistent, fair criteria. Leases are signed electronically and move-in is documented.
- Maintenance
- Routine requests are logged in TenantCloud, triaged by urgency, and assigned to vendors. You agree on an approval limit up front, so small repairs move quickly and larger decisions come to you first.
- Rent collection and financial oversight
- Residents pay online. We follow a written process for late balances, keep a ledger for each unit, and provide statements that show what came in, what went out, and why.
- Resident relationships
- Residents get one defined place to pay, request service, and reach management. Clear expectations at move-in reduce friction for the rest of the lease.
- Property preservation
- Move-in, periodic, and move-out inspections create a documented record of condition. Planned upkeep is scheduled rather than left until something fails.
Comparison
Self-managing versus an organized management process.
Self-management works for some owners. This is a plain comparison of how the day-to-day work changes, not a promise of savings.
| Area | Self-managing | With Kendes |
|---|---|---|
| Finding and screening applicants | Done ad hoc between other commitments | A consistent listing, showing, and screening process |
| Rent collection | Personal follow-up on every late payment | Online payment and a written late-balance process |
| Maintenance calls | You field calls and find vendors yourself | Requests logged, triaged, and assigned to vendors |
| Records | Receipts and notes spread across email and paper | Ledgers, inspection photos, and documents kept in one system |
| Resident questions | Your personal phone and inbox | A defined channel with management |
| Your role | Operator of the property | Owner who makes the key decisions |
